Strata fees at SilverStar are higher than in Vernon because mountain buildings carry heavy snow loads, hot tubs, ski lockers and, in some lodges, front-desk services. Here is what current listings show.
Monthly strata fees on current listings
| Building | Unit | Monthly fee | Per sq ft |
|---|---|---|---|
| Silver Creek Lodge | Studio, 504 sq ft | $443 | $0.88 |
| Pinnacles Peaks | 3-bed townhome, 1,736 sq ft | $550 | $0.32 |
| Firelight Lodge | 1 bed, 648 sq ft | $694 | $1.07 |
| The Pinnacles Suites | 2 bed, 786 sq ft | $725 | $0.92 |
| Silver Views | 3 and 4-bed townhomes, 2,132 to 2,582 sq ft | $854 | $0.33 to $0.40 |
| Firelight Lodge | 2 bed, 936 sq ft | $889 | $0.95 |
| Snowbird Lodge | 2 bed, 1,160 sq ft | $944 | $0.81 |
Fees are set by each strata’s budget and change every year. What they cover (heat, hot water, insurance, hot tubs, snow removal, cable or internet) differs by building, so read the strata’s budget, not just the number on the listing.
Other costs every SilverStar owner pays
- Silver Star Resort Association (Destination Silver Star) dues. Every property owner is a compulsory member. Dues are set by property category, starting at $250 a year.
- Silver Star Property Owners Association (SSPOA). Optional: $20 a year per home, or $10 a unit when a whole strata joins.
- Water and sewer. Water is billed by the RDNO’s Silver Star Water Utility on a user-pay basis. Sewer is billed by a private company, Silverhawk Utilities. See utilities and services.
- Property tax. Billed through the province for the rural area. Use the cost-of-ownership calculator.
- Special levies. Roofs, heat tape and decks wear fast at 1,600 m. Ask for the depreciation report and the contingency fund balance.
