The Foothills: live below SilverStar, close to town and the mountain
Not everyone who loves SilverStar wants to live on the mountain full time. The Foothills is a Vernon neighbourhood on the hillside off Silver Star Road, between downtown and the resort. It’s the closest area of larger, newer homes to the ski hill, so you can be on the lifts in the morning and back in town for school pick-up, groceries and work.
Heads-up: the Foothills is part of the City of Vernon, not SilverStar Mountain Resort. These are town homes with a short drive up the hill, not ski-in/ski-out properties.
Why buyers choose the Foothills over the mountain
- Both lifestyles, one address. Ski or ride SilverStar on a powder morning, then spend summer afternoons on Kalamalka, Okanagan or Swan Lake down in the valley.
- Room for the whole family. Most Foothills homes are detached family homes built in the last 30 years, often with double garages and big decks. Some newer homes have suites.
- Views. Many homes look out over Vernon to Swan Lake, Okanagan Lake and Kalamalka Lake.
- Year-round living is easier. You’re in town for schools, shopping, the hospital and your commute, and below the deepest mountain snow.
- Close to the hill. SilverStar is about 20 minutes (17 km) up Silver Star Road, and downtown Vernon is about 10 minutes the other way. Fun fact: many streets here are named after ski hills, like Blackcomb, Whistler, Apex, Nakiska, Sun Peaks, Red Mountain and Copper Mountain.

Life in the neighbourhood
Outdoors
Silver Star Foothills Community Park on Whistler Place has tennis and basketball courts and a playground. The BX Creek trails and the Grey Canal Trail are close by, and Sovereign Lake Nordic Centre’s groomed cross-country trails are up the same road as SilverStar.
Schools
The Foothills is in the School District 22 catchment for BX Elementary (K–7) and Vernon Secondary (Grades 8–12). Catchments can change, so confirm the address with the SD22 school locator before you buy.
Getting around
Downtown Vernon is about 10 minutes away, Kal Beach about 14 and Kelowna International Airport about 47. The City has planned for about 500 more homes here by 2035, with upgrades to Silver Star Road, so expect some new construction alongside resales.
